Amid the growing real estate and construction industry driven by economic growth, government policies, infrastructure development, urbanization, NRI investments, and property supply & demand, holiday homes are gaining increased popularity today. There is a noticeable increase in its demand by the people looking for peaceful retreats from city life.

Consequently, the holiday homes builders market is extensively growing across the length and breadth of the country too, and Vianaar is one of the market leaders that is promisingly outdoing the competition by offering to create beautiful homes in Goa with a key focus on design. Vianaar helps one reconnect with nature and beauty.

The inception of Vianaar was somewhat serendipitous. It began when Varun Nagpal, the founder of Vianaar, visited Goa. During the trip, Varun developed a deep appreciation for Goa’s cultural richness, its people, and its beautiful landscapes. Goa’s unique ability to offer something for everyone resonated with Varun, a 23-year-old passionate about real estate development, who was seeking an opportunity to immerse himself in its charm.

Inspired, Varun conceived the idea of developing vacation homes in the serene setting of Goa. Together with his sister, Naina (Creative Head, Vianaar), the duo co-founded Vianaar, each bringing their own expertise to the venture.

Vianaar provides comprehensive care for homeowners and their properties. Initially established as a developer of holiday homes, the company has since diversified its offerings to include property management services. Its inaugural project, Sol Sienda, comprised 12 apartments and marked the company's foray into the market. Recognizing Goa's promising property investment landscape at an early stage, Vianaar emerged as a pioneer in holiday home development.

With over 15 years of experience, the company has demonstrated a strong emphasis on architectural design. As a leading figure in the real estate sector, Vianaar also excels in interior design, home furnishing, decor services, and related domains. Notably, the company specializes in creating residences that seamlessly integrate with their natural surroundings, thereby erasing the boundaries between indoor and outdoor spaces.

Every home is fully serviced and managed under the keen supervision of dedicated estate managers. They ensure end-to-end property management, hospitality services, housekeeping, and catamaran, and more.
Homeowners not only benefit from having their properties maintained and looked after by the Vianaar facilities team but also earn rentals when they are away through the sister concern, The Blue Kite. This hybrid model, combining residential assets with rentals, has proven to be beneficial for both developers and property owners.

It offers property maintenance and high rental income, along with owner flexibility to use the property whenever they wish.

Vianaar always prioritizes its homeowners' convenience. To ensure this, Varun explains, "We have introduced our own app that helps in keeping track of documentation, paperwork, construction updates, payments, invoices, managing visits, complaints, and clients’ feedback. In fact, whether the property is rented or not, all information is updated on the app. It has been designed to make the entire process seamless for the homeowners. The high-quality construction, professional property management setup, hospitality, top-notch maintenance services, and more, are the deciding factors for people interested in buying a house from Vianaar.

The Differential Factor
Sustainability is a key focus for Vianaar, and the company emphasizes it in several ways. It uses sustainable construction materials like terrazzo tiles, promoting a dying art and supporting artisans from the beginning. In recent years, Vianaar has also been using permeable grass pavers that don't require PCC underneath. The main goal is to recharge the water table, especially in the hilly areas of Goa, due to the dropping water table. Vianaar's efforts to conserve water include using aerators in the bathrooms and implementing drip irrigation.

Additionally, the company practices environmental conservation at its construction sites by segregating waste, recycling and composting waste, transplanting trees, and using biodigesters to recycle water for plant irrigation. Conclusively, Vaianaar even monitors its ESG efforts, tracks their impact, and displays the results on the Vianaar website.

The advanced professional hospitality setup, excellent maintenance services & high-quality construction are the deciding factors for people wanting to buy a house from vianaar homes

Future Pathway
Currently, Vianaar's main focus is on the rapidly growing area of Kasauli, which has high demand. The company aims to enhance sustainability through technology as part of its expansion into Kasauli. Additionally, Vianaar is planning to launch a homeowners' clubhouse in Goa due to the growing homeowner base. The company is also exploring opportunities in international markets, as evidenced by its recent project launch in the south of Sri Lanka. In conclusion, sustainability is Vianaar’s key focus, and it aims to become a leader in sustainable real estate within the next few years.
