Observing this situation, two technically qualified brothers decided to address the problem by establishing their company, Haware Builders, in 1995. First-generation entrepreneurs with strong engineering backgrounds, the duo focused on creating affordable housing solutions to make homeownership accessible to more people.

Since then, Haware Builders has delivered homes to more than 45,000 families, establishing itself as a pioneer in India’s affordable housing sector. Its innovative approach and contribution to the sector were recognized in a case study by the National Housing Bank, which acknowledged its role in shaping the country’s affordable housing movement.

Today, the next generation of technically qualified engineers continues to lead the organization, carrying forward the same vision of making housing affordable and accessible for everyone.

Making Housing Accessible for All
When the company began its journey in Mumbai, the real estate industry was very different from what it is today. At that time, builders rarely interacted directly with homebuyers, and the concept of customer engagement was almost unheard of. Recognizing this gap, the founders introduced a new approach where the common man could have direct access to the developer, share his requirements, and be part of the home-buying process.

The company optimized every aspect of the business. Home sizes were planned efficiently, land and construction costs were managed carefully, and all marketing and sales functions were handled internally. By controlling expenses and maintaining transparency at every stage, the company was able to pass on the benefits directly to customers.

Overcoming Industry Challenges
Sanjay Haware believes that the real estate sector has always been complex, with its own set of technical, governmental, and local challenges. He says, “Unlike manufacturing or IT, construction cannot be planned entirely on paper and executed in a controlled environment. Every project involves coordination between several experts, such as architects, structural consultants, MEP engineers, and HVAC specialists, yet the actual work depends heavily on unskilled labourers at the site”.
Understanding this gap, the company introduced several innovative practices to bring both technical professionals and site workers into closer alignment.

One of the most impactful initiatives was the establishment of a small school within the labour camp to promote basic literacy among workers’ children. The goal was to en¬sure that the next generation would be more educated and better equipped for the future.

This inclusive approach not only improved project quality but also strengthened the company’s social values. Over the years, more than 45,000 clients have found their homes through the company’s projects.

Quality & Timely Delivery
The company ensures that all required approvals and formalities are completed before starting construction. Once approvals are in place, the focus remains on maintaining quality and meeting timelines. Reliable contractors are selected carefully, and each stage of construction, from excavation to finishing, is closely monitored. Project schedules are planned realistically based on size and complexity, with smaller projects typically taking around one and a half to two years, and larger or high-rise developments taking up to three and a half years. For even larger developments, the company determines the project timeline based on design requirements, structural scope, and site conditions.

Landmark Projects
Over the years, Haware Builders has successfully delivered both residential and commercial developments. One notable commercial project in Navi Mumbai offered office and shop spaces priced around 14 to 15 lakhs each, designed to make business ownership accessible to a wider group of people.

Among the company’s major achievements is the Haware City project, which includes 2,000 homes planned, constructed, sold, and delivered within a single timeline, a record in itself. Completed between 2008 and 2012, this project offered homes at highly affordable prices starting from 7.5 lakhs, along with essential community facilities such as a clubhouse, swimming pool, landscaped gardens, and children’s play areas. The company continues to expand its footprint in the region, with around one million square feet of residential space under planning for future township development.

Holiday Home Project at Neral
The company has recently developed a new project at Neral, near Matheran, one of India’s oldest and most popular hill stations. Located at the foothills of Matheran, this project offers 1 BHK and 2 BHK apartments, starting from ₹25 lakhs, with the convenience of managed maintenance and rental services. Homeowners can use their apartments for personal stays or opt to rent them out as homestays through the company’s network.

The pleasant climate, cleaner air, and scenic surroundings make it an ideal getaway, with temperatures two to three degrees lower than the rest of the Mumbai Metropolitan Region. The area’s high oxygen levels, lush vegetation, and restrictions on industrial activity further enhance its appeal. Based on this success, the company has also received approvals for two upcoming resort developments in the Raigad district, with work scheduled to begin soon.

Over the years, Haware Builders has received several awards and recognitions from reputed magazines, real estate platforms, and other industry organizations. It has been honoured at the Maharashtra Times Awards for its contribution to affordable housing, presented in the presence of the Chief Minister of Maharashtra. The company has also received national-level recognition and international appreciation from organizations such as the Brahman Maharashtra Association, a global network of Maharashtrians based in New York.
